The latest housing report from the Canadian Real Estate Association (CREA) was released today, and it’s clear that many homebuyers are still waiting on the sidelines. According to CREA, home sales fell 9.8% from January to February 2025, marking the lowest level since November 2023 and the sharpest month-over-month decline since May 2022.

For many, these numbers signal caution, leading buyers to delay their home purchases in hopes of better conditions ahead. But history tells us that when the majority holds back, opportunities emerge for those who are ready to act. The reality is that today’s market could be working in favour of buyers—offering lower prices, more negotiating power, and access to better mortgage options.
While the media often highlights declining sales and economic uncertainty, what’s happening beneath the surface tells a different story—a buyer’s market is forming.
Sellers who need to move are now more motivated to negotiate, giving buyers greater control over the terms of their purchase. Unlike the hyper-competitive markets of previous years—where bidding wars often drove home prices beyond asking—today’s buyers have a rare chance to secure properties at fairer prices and even include important conditions in their offers, such as home inspections and financing clauses.
Home Prices Are Softening
One of the most important takeaways from CREA’s latest report is that home prices are starting to ease. The MLS® Home Price Index fell 0.8% in February, while the national average home price declined by 3.3% compared to last year.
For many buyers who were priced out of the market six months ago, this is good news. Properties that once seemed out of reach may now fit within their budget, opening up new possibilities for homeownership.

Another key shift in the market is the increase in available inventory. With 146,250 properties listed across Canada, buyers have more choices than they did last year. This added supply means there is less urgency to rush into a decision, giving buyers time to properly evaluate their options and negotiate favourable terms.
Beyond home prices, borrowing costs are also improving. The Bank of Canada’s recent policy decisions have signaled a shift toward lower interest rates, which is gradually making mortgages more affordable. While rates may not be at historic lows, they are far better than they were at their peak, helping ease the financial burden for homebuyers.
One of the most common reasons buyers hesitate is fear of making the wrong move. Questions like, “Will prices drop further?” or “Should I wait for rates to go even lower?” can create decision paralysis.
The truth is, perfectly timing the market is nearly impossible. By the time confidence returns and buyers rush back in, prices typically rebound—meaning those who waited too long could end up paying more. Instead of focusing on short-term fluctuations, buyers should consider the bigger picture:
- Negotiation Power Is Back – In previous years, sellers had the upper hand. Now, buyers can negotiate more aggressively, potentially securing a better price or added incentives such as covering closing costs.
- Market Cycles Always Shift – Real estate moves in cycles, and this slowdown won’t last forever. When demand picks up again, prices will rise, making today’s market conditions a strategic buying opportunity.
- Long-Term Gains Matter Most – Buying a home is a long-term investment. If you’re planning to stay in your home for 5-10 years, today’s conditions allow you to lock in a great price before values appreciate again.
For many, homeownership is a major milestone—whether it’s purchasing a first home, upgrading for more space, or moving into a more desirable neighborhood. However, concerns about affordability and uncertainty in the market have kept some buyers on the sidelines.
The current market, however, presents a unique window of opportunity. With home prices stabilizing and mortgage rates becoming more accessible, buyers have a chance to enter the market at a more affordable level before demand picks up again.
